At Sproule Farms we take our partnerships and investments seriously. We offer a few of different ways investors can grow with us.
Cash Lease
Sproule Farms takes care of the land we lease from others, as if it were our own.
We take action such as maintaining crossings, mowing ditches, clearing dead trees from shelter-belts, doing what’s necessary to prevent erosion and ensuring the irrigation &/or drainage systems are properly cared for.
If you own land, or are looking to own land in the Red River Valley, we would love to discuss the possibility of renting your land.
Sharecropping
We often use this type of investment as it offers the highest reward to our investors. Conversely, sharecropping involves the most risk. Generally in this type investment, the investor would purchase the land that we would farm.
As cultivators of this land, we do not pay any land rent. Rather, we share in the yield in which the land produces. Please contact us for information on how to best structure this to meet your investment and other needs.
1031 Exchange
A 1031 Exchange is a tax deferred strategy and method of selling one property and proceeding with the acquisition of another like-kind property. This is done to defer capital gains tax on the sale of an investment property. With a 1031 exchange, no gain or tax is recognized when funds are used to purchase new investment property.
Farm land is included in this provision, and we can assist you in the purchase of farmland for your 1031 exchange.
